Buying New Construction in North New Hyde Park? 918 N 6th Street Has the Final CO in Hand
North New Hyde Park New Construction

Brand new house. Full brick. Heated floors. A quartz waterfall island.

That’s what the photos show. What they don’t show is the part I care about first on any new build: the folder. Is the CO final or temporary? Are the permits actually closed? Who stands behind the work after closing?

At 918 N 6th Street in North New Hyde Park, those answers are already in place. Here’s what that means for you as a buyer, what’s inside the house, and what I’d still check before you sign. See the full listing with photos.

Mo’s quick answer: 918 N 6th Street is a finished 2026 full-brick home with 4 bedrooms, 4 full baths and a finished walk-out lower level, offered at $1,550,000. The Final Certificate of Occupancy has been issued, all permits are closed, and it comes with a one-year home warranty. That doesn’t replace your own inspection. It does mean you’re not buying a house that still owes the Building Department anything.

Why Does a Final CO Matter So Much on New Construction?

Because “almost done” is where new construction deals get stuck.

A temporary CO, a permit that never got signed off, a final inspection still on the town’s calendar. None of those show up in listing photos, and all of them can turn a smooth closing into weeks of back-and-forth between attorneys. Your lender may not wait. If you’ve read my piece on buying a house with an unpermitted extension, you know how fast paperwork becomes the whole deal.

On this house, that part is finished:

Item Status per the listing What it means for you
Certificate of Occupancy Final CO issued The town has approved the house for occupancy. No temporary CO to chase before closing.
Permits All closed No open applications for your attorney to clear up at the Building Department.
Warranty One-year home warranty included Someone stands behind the work after you move in. Get the written terms early.

Your attorney will still confirm the municipal records during due diligence, like on any purchase. The difference is that here, the answer should already be yes.

What’s Inside 918 N 6th Street?

About 2,200 square feet above grade, plus a finished lower level. Here’s how it lays out:

1

Main floor

Approximately 10-foot ceilings, radiant-heated porcelain floors, recessed lighting and oversized Pella windows. The kitchen has a quartz waterfall island, custom birch-tone cabinetry, LG appliances and gas cooking. A first-floor bedroom has its own full bath.

2

Upstairs

Hardwood floors throughout. The primary suite has a private full bath and opens to a front veranda. A second bedroom opens to its own rear veranda over the backyard. LED mirrors and glass showers in the baths.

3

Lower level

A finished walk-out level with its own exterior entrance, radiant-heated floors, a full bath, laundry and an egress window. Office, gym, media room, recreation space. It’s finished, not “someday.”

What Will It Cost to Run?

I have a background in accounting and finance, so I look at every house the way I’d look at any long-term asset. The purchase price is one number. What it costs you every month for the next ten years is the other one.

Here’s what’s behind the walls:

  • Full-brick construction with spray-foam insulation
  • High-efficiency Navien system with a tankless water heater
  • Radiant heat on two levels, plus central heating and air conditioning
  • Smart thermostat and ENERGY STAR rated windows, doors and appliances
  • EV-ready outlet, new pavers and driveway, PVC fencing, in-ground sprinklers
  • One-car garage with automatic door; the MLS lists parking for four

Annual property taxes are listed at $11,309 for 2026, per the MLS. Your attorney should confirm the current figure and whether any assessment change is expected now that construction is complete.

Myth

“The CO is final and the permits are closed, so I can skip the inspection.”

Fact

The CO means the town approved the house for occupancy. It doesn’t grade the workmanship. Bring your own inspector on every new build, including this one.

I wrote a full breakdown of that in Do I Need a Home Inspection on a New Construction House on Long Island? It includes the $1.6M new build where a faint ceiling stain turned out to be a roof installed wrong.

How Does the Location Work for Commuting?

The house is about 0.6 miles from the New Hyde Park LIRR station, per the MLS. The Cross Island Parkway, the Northern State Parkway and the Long Island Expressway are all close, with shopping and dining nearby. If your week splits between Manhattan, Queens and the rest of Nassau, this is a location that keeps all three reasonable.

Mo’s Checklist Before You Make an Offer on a New Build

  • Ask for copies of the Final CO and permit sign-offs, and have your attorney verify them.
  • Get the written one-year warranty and read what it covers and how claims work.
  • Hire an independent inspector with new construction experience. Not the builder’s.
  • Ask your attorney how New York’s new home warranty law applies to this purchase.
  • Have proof of funds or a mortgage pre-qualification ready. Offers on this house must be in writing.

Frequently Asked Questions

Does 918 N 6th Street have a final Certificate of Occupancy?

Yes. Per the listing, the Final CO has been issued and all permits are closed. Your attorney will confirm the municipal records during due diligence.

Should I still get a home inspection on a brand-new house?

Yes. A CO confirms the house was approved for occupancy, not that every detail was built well. I recommend an independent inspector on every new build.

What does the one-year home warranty cover?

The listing includes a one-year home warranty. Ask for the written terms early and have your attorney review them alongside your rights under New York’s new home warranty law.

How far is the house from the LIRR?

About 0.6 miles from the New Hyde Park LIRR station, according to the MLS.

What are the property taxes?

$11,309 a year for 2026, per the MLS. Confirm the current figure with your attorney before you sign.

How do I see the house or make an offer?

Call or text me at (646) 702-7229 or email Mo@ICR.Homes. Showings are by appointment with 24 hours’ notice. Offers must be in writing with proof of funds or a mortgage pre-qualification. Photos and full details are on the listing page.

Mo’s Bottom Line

Most new construction is sold on the kitchen. I’d rather you buy it on the folder, and then enjoy the kitchen. On 918 N 6th Street, the folder is already done. Bring your inspector, read the warranty, and come see the rest.
