New Hyde Park vs. North New Hyde Park: Same ZIP Code, Different Rules
By Moataz “Mo” Elshamy, Licensed Real Estate Associate Broker, Integrity Core Realty · Last updated November 3, 2026
Same ZIP code. Same “New Hyde Park” on the mailing address. Two different local governments.
Most people never think about the difference between the Village of New Hyde Park and North New Hyde Park until it costs them time. Usually that’s in the middle of a deal, when someone needs a permit record, a Certificate of Occupancy or a tax answer, and they’re asking the wrong office.
Here’s what actually separates the two, why it matters when you buy or sell, and how to check which one a house is really in.
Mo’s quick answer: No, they’re not the same place. The Village of New Hyde Park is an incorporated village with its own government and its own Building Department, and it sits in both the Town of Hempstead and the Town of North Hempstead. North New Hyde Park is an unincorporated hamlet in the Town of North Hempstead, so the Town handles its building permits and COs. Both use the 11040 “New Hyde Park” mailing address, which is why people mix them up. Village homeowners also get a separate village tax bill.
Is North New Hyde Park the Same as New Hyde Park?
On a letter, they look identical. On paper that matters, they’re not.
“New Hyde Park” is really the name of a larger area. The 11040 ZIP code covers the incorporated Village of New Hyde Park plus several unincorporated neighborhoods in the Town of North Hempstead, including North New Hyde Park, Garden City Park, Herricks, Manhasset Hills and Lakeville Estates. A house can say “New Hyde Park, NY 11040” and still be outside the village.
| Village of New Hyde Park | North New Hyde Park | |
|---|---|---|
| What it is | An incorporated village with its own mayor and board of trustees | An unincorporated hamlet (no village government) |
| Town | Split between the Town of Hempstead and the Town of North Hempstead | Town of North Hempstead |
| Building permits and COs | Village of New Hyde Park Building Department | Town of North Hempstead Building Department |
| Property tax bills | County, town and school taxes, plus a separate village tax bill | County, town and school taxes, plus any special district charges on the bill |
| Mailing address | New Hyde Park, NY 11040 | New Hyde Park, NY 11040 (some addresses use 11042) |
Why Does It Matter When You Buy or Sell?
Because the paperwork lives in different buildings.
When a buyer’s attorney checks whether a house has a Certificate of Occupancy, whether the extension was permitted, or whether there are open permits, they have to ask the right office. Inside the village, that’s the Village Building Department, which issues building permits and COs for structures in the village. In North New Hyde Park, it’s the Town of North Hempstead’s Building Department, which covers the unincorporated parts of the Town.
Ask the wrong office and you lose days. On a house with an open permit or work that was never signed off, those days can turn into weeks. I wrote about how that plays out at closing in Buying a Long Island House With an Unpermitted Extension, and from the homeowner’s side in selling with open permits or a missing CO.
A good example is my current listing at 918 N 6th Street. It’s in North New Hyde Park, in the Town of North Hempstead, and it came to market with the Final CO already issued and every permit closed. For a buyer, that’s one less office to chase.
Do Village Homeowners Pay More in Property Taxes?
They pay an extra bill. Whether they pay more overall depends on the house.
Nassau County bills village taxes separately from school taxes. Inside an incorporated village, homeowners pay the village for village-specific services, and the County notes that this is typically offset by lower town or county taxes. Outside a village, your bill can include special district charges instead, depending on where the property sits.
The practical point, with my accounting hat on: when you compare two houses a few blocks apart, don’t compare one tax number to another. Ask for every bill. General, school, and village if there is one. Then compare the total.
“The address says New Hyde Park 11040, so the house is in the Village of New Hyde Park.”
11040 also covers several unincorporated areas of North Hempstead. The mailing address tells you where the mail goes, not which government the house answers to.
How Do You Check Which One a House Is In?
Look at the tax bills
If there’s a village tax bill, the house is in an incorporated village. The bills also show the town and any special districts.
Check the county records
Nassau County’s property records list the town and village for every parcel. Your agent or attorney can pull this in minutes.
Call the right Building Department
Once you know, request the CO and permit history from the village or the Town. Do it before contract, not after.
Mo’s Checklist If You’re Selling in New Hyde Park
- Confirm whether your house is in the village or the unincorporated area before you list.
- Pull your CO and permit history from the correct Building Department.
- If an extension, dormer, basement or deck was never signed off, find out now. It’s cheaper to deal with before a buyer’s attorney finds it.
- Gather every tax bill (general, school and village, if any) so buyers see the full picture up front.
- Get an honest number. Same ZIP code doesn’t mean same price, and the paperwork affects both.
