Should I Replace My Windows Before Selling My House? What Long Island Sellers Need to Know

Before You Spend Thousands on New Windows, Read This.

One of the questions I hear from homeowners all the time is:

"Mo, should I replace my windows before selling my house?"

My answer is always the same:

It depends.

Sometimes replacing your windows is one of the smartest investments you can make before listing.

Other times, it's a complete waste of money.

The trick is knowing the difference.

Should I Replace My Windows Before Selling My House?

If your windows are:

  • Difficult to open or close
  • Rotten or damaged
  • Drafty
  • Broken
  • Allowing water to leak inside
  • Missing locks
  • Visibly deteriorated

Then replacing them may absolutely be worth considering.

If your windows are simply older but still work properly, the answer is often very different.

Do New Windows Increase Home Value?

Yes.

But not in the way many sellers think.

A common misconception is:

"If I spend $25,000 replacing all my windows, my house is automatically worth $25,000 more."

That's simply not how buyers think.

New windows rarely return dollar-for-dollar what you spend. Instead, they improve buyer confidence, curb appeal, energy efficiency, and overall marketability. Studies and industry guidance consistently show replacement windows often recover a substantial portion—but not all—of their cost while making a home more attractive to buyers.

Buyers Don't Expect Brand-New Windows

They expect:

  • Windows that open properly.
  • Windows that lock properly.
  • No noticeable drafts.
  • No broken glass.
  • No rotten frames.

Functional.

Clean.

Well maintained.

That's what most buyers are looking for.

A Real Story

One of my sellers invested in:

  • New windows
  • New exterior doors
  • Paid-off solar panels
  • Updated appliances

Those improvements made the home stand out because many competing homes in the neighborhood still had original windows and fewer updates.

The new windows weren't the only reason buyers liked the home.

They became part of a much stronger value package.

Together, those improvements gave buyers confidence.

Another Real Story

I also represented a property where the windows weren't operating properly.

Normally, that could concern buyers.

But the home had something even stronger.

Outstanding location.

Highly desirable school district.

Low taxes.

One block from the railroad.

Easy access to major highways and shopping.

The house was being sold strictly as-is, and I fully disclosed the window condition.

Guess what?

The buyers still came.

Why?

Because the location outweighed the window issue.

That's why there is no one-size-fits-all answer.

Sometimes Spending Money Doesn't Pay Off

I also worked with homeowners who insisted on replacing a fogged window before selling.

It cost them about $1,200.

Honestly?

The buyers barely noticed.

It didn't increase the offers.

It didn't create more demand.

That money could have been invested somewhere buyers cared about much more.

Should I Repair or Replace My Windows?

In many cases...

Repairing is the smarter decision.

Replace windows when they're:

  • Rotten
  • Broken
  • Unsafe
  • Leaking
  • Beyond repair

Repair them when they're:

  • Missing weather stripping
  • Need new hardware
  • Need adjustment
  • Need cleaning
  • Need caulking

Sometimes a simple repair delivers nearly the same benefit at a fraction of the cost.

Premium Windows Like Pella or Andersen

Yes.

Buyers notice premium brands.

If your home has quality windows such as Pella or Andersen, that's worth mentioning in your marketing.

The same applies to:

  • Triple-pane windows
  • ENERGY STAR® windows
  • Transferable lifetime warranties

These features won't automatically raise your home's value dollar for dollar, but they can increase buyer confidence and become meaningful selling points. Energy-efficient windows continue to rank highly with many buyers.

My Philosophy

People often ask me:

"Mo... should I replace the windows?"

I don't answer that question by looking only at the windows.

I look at the entire property.

If your house already has:

  • Excellent location
  • Great schools
  • Strong demand
  • Limited competition

I may tell you:

"Don't spend the money."

If your house is competing against beautifully updated homes and your windows are hurting first impressions...

I'll probably tell you to replace them.

Every recommendation depends on the whole picture.

Research Says...

National housing research consistently finds that replacement windows improve curb appeal, buyer confidence, and energy efficiency, but they typically do not return 100% of their cost. In many cases, strategic repairs or replacing only genuinely failing windows provide a better return than replacing every window before listing.

Mo's Quick Take ⭐

Don't ask:

"Will new windows add value?"

Ask:

"Will buyers notice and care?"

That's the better question.

Myth vs. Fact

Myth: Every old window should be replaced before selling.

Fact: If your windows are functional, clean, and in good condition, your money may produce a better return elsewhere. Replace windows because they solve a real buyer concern—not simply because they're old.

Mo's Bottom Line

Windows absolutely matter.

But not every window needs replacing.

My job isn't to tell you to spend more money.

My job is to help you spend it wisely.

Sometimes replacing your windows is the right move.

Sometimes keeping them exactly as they are is the smarter decision.

The key is knowing which situation you're in.

Frequently Asked Questions

Do new windows increase home value?
Usually yes, but not dollar for dollar. They improve buyer confidence and marketability more than they directly increase value.

Can I sell my house with old windows?
Absolutely, as long as they're functional and the home's overall value proposition is strong.

Should I repair or replace my windows before selling?
Repair if practical. Replace only when the windows are beyond repair or significantly hurt buyer confidence.

What do buyers notice first about windows?
Whether they open, close, lock, look clean, and show signs of proper maintenance.

Do ENERGY STAR® windows help sell a home?
Yes. Energy-efficient windows are a feature many buyers appreciate because they can reduce energy costs and improve comfort.

Should I replace every window before listing?
Not necessarily. Every home is different. The decision should depend on your home's condition, competition, and market position.
